Can you tell exactly what is included?

Broad phrases such as complete repair or standard materials do not describe a measurable finished condition. Ask for quantities where practical, named materials or performance requirements, areas receiving work, preparation steps and disposal. If a contractor has offered several options verbally, confirm which one the signed proposal actually includes.

Who handles approvals, sequencing and changes?

Identify who obtains permits where required, who schedules inspections, which trades are responsible, and how access or weather delays are handled. A written change-order process should explain how extra work is proposed, priced, authorized and reflected in the schedule before work proceeds whenever practical.

What triggers each payment?

Match milestones to identifiable progress rather than vague dates. Clarify retainage or final-payment conditions if applicable, documents due at completion, warranty exclusions and who handles punch-list items. Review the written contract carefully and be cautious about pressure to pay in full before the work is satisfactorily complete.
