A homeowner's guide to comparing construction proposals line by line—scope, materials, exclusions, allowances, schedule and payment terms.

Start with the same requested outcome

Two estimates are not comparable just because both say roof replacement or bathroom renovation. Write down the intended result and ask each contractor to identify the specific work, demolition and disposal, preparation, materials, installation details, protection and cleanup. A lower price may reflect a smaller scope or a genuine efficiency; only a line-by-line comparison makes the difference understandable.

Look for allowances and exclusions

Allowances reserve an amount for items not fully selected or measured. Ask which selections and quantities each allowance assumes, whether labor is included, how overruns are approved and what happens if unused funds remain. Review exclusions such as hidden framing, permits, access, patching or painting so they do not appear as surprises midway through a project.

Compare the decision points, not just totals

A useful comparison records a proposed start window, expected duration, milestone payments, change-order process, warranty wording and responsibility for permits. Ask for written clarification where the details are uncertain. A technical proposal review can organize meaningful differences and open questions, but it is not a guarantee of the final price or outcome.

Safety and limits

This is educational planning guidance, not a determination that a proposal complies with code or a judgment of a contractor's honesty. For licensing, insurance or legal questions, verify directly with the relevant agency or professional.
