Compare the written scope of up to three roof-replacement proposals. Record quantities, products, assumptions and questions before comparing totals.
Safety first
Use written proposals and qualified measurements. Stay off the roof; do not climb or open assemblies to complete this worksheet. This educational aid is not an installation specification, contract or contractor ranking.
How to use the worksheet
Label each proposal with the contractor, proposal date and revision. For every topic, record the written scope and document reference. Mark included, excluded, optional, not applicable or not stated; ask for written clarification where needed. Blank space does not mean work is excluded. Reconcile scope differences before comparing totals.
Blank comparison spaces: Proposal A, Proposal B, Proposal C.
Checklist
Proposal identity & roof sections: Contractor, date, revision and document references; house, garage, porch, additions and low-slope sections covered. Note proposal validity and unresolved questions.
Measured roof squares versus ordering allowance: Measured roof surface area and measurement method (one roofing square = 100 square feet); ordering allowance percentage or quantity, reason and package rounding. Separate starter and ridge quantities from field shingles.
Pitch, height & access: Pitch by roof plane, stories and eave height; low-slope assembly; equipment access, staging, delivery restrictions and site protection. Identify weather-protection responsibilities.
Removal layers & discoveries: Full tear-off or recover; assumed layer count and materials removed, including old underlayment and attachments. State the documented procedure if additional layers are found.
Decking assumptions & included repairs: Existing deck type and suitability assumptions; repair versus full redecking; included quantity and unit. Specify replacement panel material, thickness, grade and fastening; distinguish framing repairs.
Hidden work & approval terms: Additional decking measurement unit and agreed written unit-price method or allowance; what removal, installation and disposal it covers. Record photo documentation, written change approval before work and urgent weather-protection procedure.
Flashing reuse or replacement: Step, headwall, counterflashing, kick-out and chimney details: identify pieces retained or replaced and reuse assessment. Note siding, trim or masonry removal/reinstatement and exclusions.
Valleys, edges & penetrations: Valley lengths, open-metal or shingle detail, protection and metal specification; drip edge, hips and ridges. Count pipe boots, skylights and other penetrations; identify reuse, flashing-only or replacement scope.
Ventilation scope: Vented or unvented attic; assessed attic area, intake and exhaust net free ventilating area, products and locations. List blocked-intake/baffle corrections and excluded insulation, air-sealing or exhaust-duct work.
Exact products & installation scope: Manufacturer, exact line and color of field shingles; named underlayment, leak barrier and locations, starter, ridge caps, seam treatment where specified, vents and fasteners. Record low-slope details and substitution approval.
Disposal, cleanup & property protection: Dumpster/staging, loading, hauling, disposal and adjustment terms; protection of landscaping, gutters and access paths. Record debris cleanup, nail collection, damage responsibility and completion check.
Permit responsibility & closeout: Who confirms current local permit/inspection requirements, obtains any required permits, includes fees and closes inspections? Record the jurisdiction and determination; HOA approval is separate.
Exclusions, options & project terms: List omitted work, optional upgrades and required corrections separately, including solar/satellite coordination, interior or structural repairs. Record taxes/fees, payment milestones, schedule, supervision and written change terms.
Warranty terms & follow-up questions: Separate manufacturer material and contractor workmanship coverage: provider, duration, eligibility, registration responsibility, exclusions, transfer terms and claim process. Record promised documentation and unresolved scope differences.
